Why the origin matters

Most advisers in this market approach operators from the outside. We have been placing their management for more than twenty-five years, which means we know the people who decide on a lease or an acquisition, not the reception desk in front of them.

It works in both directions. When an investor asks whether a particular operating company can run a hotel through a weak year, we can usually ask someone who has worked there. That is an answer a database cannot produce.

What we know the market from

Through the recruitment side of the firm we are in regular contact with a large part of the professional operating companies in the German-speaking market. Everyone at Konen & Lorenzen has worked in hospitality themselves.

Valuing hotel property is part of our core business rather than a side activity, and we are members of the Arbeitskreis Hotelimmobilien, the German working group for hotel real estate.

One point of contact, not a distribution list

Most of our mandates come from family-run businesses. A sale there is discussed at the kitchen table, not in a committee. You speak to the same person throughout, from the first conversation to the notarial deed. No mandate is passed on internally.

We do not buy for our own account

We never act as buyer or tenant in a transaction and hold no interest in operating companies. When we give a view on a price, we are not sitting on the other side of the table.

Where we work

We are based in Düsseldorf and work across Germany, Austria and Switzerland. Colleagues based in Austria and Switzerland cover those markets locally, which matters more in hospitality than in most asset classes, because the operator landscape differs by country.
